  • INTRODUCTORY PHONE CALL

    An important first step in our process is a complimentary phone call, usually about 30 minutes, to discuss the type of project you are looking for help with, and get to know each other just a bit. We will ask some preliminary questions regarding the type and size of property you have, how long you’ve owned it or lived there, what the goals of your project are, and also what your budget is for the work. If it seems like a great fit, we will set up a time to come out and do an in-person design consultation.

    DESIGN CONSULTATION

    At the design consultation, we will walk through your property and discuss your ideas for the space. A successful project starts with clear communication to ensure your needs are met. This consultation will include an overview of the existing spaces, your goals for the project, a rough timeline, and your estimated budget.

    PROJECT ESTIMATE

    Based on our consultation, we will prepare a project estimate that will outline the project scope and estimated costs and design fees. Depending on the size and complexity of your project, a planning phase may be necessary to refine and solidify your scope. Upon approval of the design agreement and payment of the project deposit, work will begin on your project!

    INFORMATION GATHERING + SITE SURVEY

    We will schedule a time to visit the site to take measurements and photos of the space. We will use this information to develop plans, elevations, and details for your project. During this time, we will also bring additional trades required for the project. If you have original blueprints for the property, or any information regarding existing finishes you wish to keep, we will gather those as well.

  • SCHEMATIC DESIGN

    The as-built property will be drafted digitally based on blueprints and site measurements. Any necessary layout modifications will be explored and presented in concept form before developing a detailed design.

    3D RENDERING

    To help you imagine what each layout concept would feel like, we provide 3D walkthroughs of the space that allow you to experience the overall flow of the space and helps inform future decision-making.

  • PRE-CONSTRUCTION ENGINEERING

    Once your layout is solidified, we review your plans with key tradespeople, our structural engineer and your city’s permitting department to identify any unforeseen hurdles or limitations, and make any adjustments to plans, timeline, or budget necessary.

    The duration and intensity of this phase varies based on the project scope, but its central goal is to answer to the question — “But how will we build it?” and to land on a final scope and budget that you are comfortable with.

  • SELECTIONS

    After your layout is approved and construction agreement is signed, we begin an intensive process of selections and design refinement. We work through the necessary selections starting with foundational elements and move toward the more detailed finishes.

    PROCUREMENT

    We will create and track all purchases, and work closely with our suppliers and tradespeople to engineer and calculate needed materials for your project. We carefully time the delivery to the jobsite in coordination with your construction schedule.

    For fragile items or furnishings, we partner with a local warehouse as our trusted receiving partner to open and inspect all items and help resolve any damages or defects.

  • Before construction begins, we will host a pre-construction meeting to go over the construction schedule, coordinate deliveries and discuss the logistics of the project that may affect you and your family, and take care to protect any areas of the property not being worked on.

    Our general contractor oversees and coordinates all trades needed for your project, and works carefully with our design and procurement teams to ensure each detail is implemented to perfection.

  • INSTALLATION

    In the final phase of the project, we will coordinate the delivery, installation, and styling of all purchased items to ensure no design detail is overlooked, and your space is completed to perfection.
